Money

For most jobs there is a down payment that is due before the job begins.  This allows the administration to order materials, line up sub trades and create a schedule. For larger jobs, we require: a down payment followed by progress draws and a final payment on completion.

It is wise to anticipate 10% of the overall budget for contingency. The older the home, the larger the contingency is a good rule of thumb.

Depending on the size of the invoice it may be easier to pay with a certified cheque.  We also accept e-transfers and personal cheques. 

Design

Yes. A design is required for every type of renovation. Depending on the complexity of the job it may only require the Homeowner to define the scope of work. I.e. “I want to paint my bedroom blue”. Other times it requires a set of permit ready plans to be drawn by a licensed designer. These drawings will be used to accurately price the job, and provide
necessary details needed to build the job.

Yes.  Although it is best to make all changes during the design phase, you can still make changes once the work has begun.  It is usually the most expensive way to impact a budget and typically cost the most time. 

Process

Camboia Contracting Ltd is a fully insured company. However, homeowners should contact their insurance provider and inform them of any upcoming renovation work.

Camboia Contracting Ltd has relationships with preferred suppliers, we inform them of upcoming projects and clients.  We then send the clients to the appropriate suppliers where they will assist you in making your choices.  For light fixtures we urge customers to purchase them.

When Camboia Ltd is in control of the job as the general Contractor – we will get the permit.  When the homeowner is assuming the role of the general contractor, they are responsible for the permit. 

All renovations are different, but it is not uncommon for larger jobs to take up to 4 months or more to complete.

We typically discourage homeowners from getting involved in the process.  We believe that if homeowners are capable completing the job, then they would not have contacted us in the first place.  There are occasions when a homeowner can take on certain tasks ie: deconstruction or paint, but that would be on a case-by-case basis.

Things To Consider

Whole home renovations require families to find other living arrangements during the renovation.  Some smaller renovations are less intrusive.

Depending on the scale of the renovation it is usually recommended to remove household belongings and store them in a safe, secure out of the way location.  Off site storage facilities as well as on site storage containers are two great options.
